Higher Education : UC Davis Seismic Corrections - Phase 4

Acting as the prime design consultant, Crosby Group simultaneously produced seven retrofit
designs for various occupied buildings on the UC Davis campus. Building construction types ranged from multi-level concrete
to steel to 100 year old wood frame and included a veterinary hospital, the campus telecommunications building, multi-story
laboratories, a lecture hall and office/classrooms. The program was successfully completed and met the university’s goals of
remaining operational, finishing within the time allotted, and within the original budget. In addition, there were less than
1% change orders associated with the project which is exceptional for a retrofit program of this magnitude.
Another significant aspect of Crosby’s involvement with this multi building program was our ability to greatly reduce soft
costs over what was proposed by the University’s original engineering study. This was achieved by designing non-invasive
exterior retrofits schemes for the two most complicated projects within the program - a four-story laboratory building with
millions of dollars of ongoing experiments and a two-story veterinary hospital with an ICU ward. Our design resulted in allowing
UC Davis to maintain 98% of all normal building functions within these two buildings during construction. Because soft costs were
not included in the original capital budget, this creative design approach literally saved the entire program from being placed on
indefinite hold.
