Higher Education : Skyline Community College Administration, Cosmetology & General Classroom Building (Design-Build)

Crosby Group provided structural design services for the design-build of this new 70,000 square foot facility which will serve as the primary administrative offices for the campus, as well as spaces for the Cosmetology Department and general-use classrooms. The building is situated on a challenging site, cut into a steep embankment and positioned such that it will define the entrance to the campus.

The building’s structural system is comprised predominantly of steel and concrete with special concentric steel braced frames in conjunction with concrete shear walls for the main lateral force resisting system. The facility is separated into a two-story and three-story portion and is embedded into the hillside. Low density soil was used as a backfill material behind the retaining walls to reduce seismically-induced earth pressures, thus reducing overall construction costs. Crosby Group was integral in achieving approval for this technique from the governing state regulatory agency (Division of the State Architect, Structural Safety), a first for this design approach.

Several other structural design-driven concepts which have led to significant savings in construction costs include the use of proprietary steel stud framing systems, involvement early on in the design process to ensure the use of regular structural systems and consistent framing members, and phasing our design and reviews to align with the construction phasing.
