Crosby Group provided complete structural engineering services for Tynan Village, a multi-use 400,000 square foot complex in downtown Salinas, California. The project includes three four-story residential buildings with commercial spaces housed on the first floor of one of the buildings.
In order to manage construction costs, Crosby Group designed the buildings as light timber-framed structures comprising wood shear walls for the lateral system and TJIs for the floor framing. To accommodate the large open areas for the commercial space, a steel special-concentric braced frame system was designed to provide the long spans as well as to support the three stories of wood-framed construction above.
The project was delivered using the Design-Build method and was completed on schedule and budget.
